Long-term furnished rental lease (ALUR law) - 1 year tacitly renewable

In the case of a long-term rental (the accommodation is the tenant's main residence) carried out on our platform, we provide the tenant and the landlord with a pre-filled model of a furnished one-year rental lease that is tacitly renewable.

Unlike a civil law lease in the case of medium-term leases, we do not have all the necessary information to complete the entire lease.

Once the rental has been accepted, the owner must therefore:
  • complete the pre-filled template;
  • have one copy signed for himself and by tenant, co-tenant, guarantor;
In order to benefit from our Unpaid Rent Guarantee, the owner must ensure that the lease is duly completed and signed.

Among the elements to be completed in this lease model, we draw the owner's attention to the following points:
  • rent excluding charges and amount of charges: only the rent including charges is pre-filled;
  • amount of rent paid by the previous tenant, the reference rent / increased and additional rent if this applies to your accommodation (Learn more);
  • amount of the security deposit;
  • recoverable expenses and how these expenses are to be settled.

It is really important to complete all sections of this lease to ensure that it is not considered void.
